What Nestie is, and what it isn’t

Nestie is record-keeping and transparency for an apartment association: what came in, what went out, and what each flat has paid. It is not full accounting software. It does not do GST or TDS, statutory accounts, audit certification or bank reconciliation, and it does not replace your chartered accountant. Statements and reports export to CSV, so your accountant can work from them.

Every payment is recorded against a flat and month, with its method and receipt number.

How payments are recorded

Expenses with bills

Each expense has a category, vendor, amount, date and payment reference, with the bill attached.

Staff salaries

Watchman salaries are set up each month and recorded when paid, with the date and amount.

Starting balance

The money the association already held before Nestie is recorded once, so statements start from the right figure.

The monthly statement

At the end of each month the coordinator reviews the figures. Before closing, Nestie lists anything that needs attention: unpaid bills, outstanding or disputed dues, missing bills and unfinished entries.

The statement shows the opening balance, income by category, expenses by category and the closing balance, with outstanding dues and open issues. Owners approve it by vote. Once approved, that version is frozen and every owner sees exactly the same statement.

If a closed month needs correcting, it has to be reopened with a reason, and earlier versions stay visible. Approved statements download as PDF to print, or CSV for a spreadsheet.

Flat-level records: the yearly statement

Each flat has a yearly statement: every month’s maintenance and water charges, and every payment with its date, method and receipt number. It totals what was charged, paid and outstanding for the year.

An owner sees only their own flat, and only the months they owned it. The coordinator can see any flat. The yearly statement downloads as PDF or CSV.

Why owners can trust the numbers

Transparency only works if the records cannot be quietly changed.

No silent edits

Confirmed payments and expenses are never quietly edited or deleted. Corrections need a reason and keep the original.

Reports anyone can read

Year totals, collections against expenses, spending by category, outstanding dues and the fund balance over time, as simple charts.

Approved by owners

Monthly statements and corrections go to the owners for approval, so no single person decides what the accounts say.

Questions about the accounts

Can our accountant or auditor use Nestie’s records?

Yes, as source records. Statements and reports export to CSV and PDF. Nestie does not produce audited or statutory accounts.

Does Nestie handle GST?

No. Nestie does not calculate or file GST or other taxes.

Does it reconcile with our bank account?

Not automatically. The coordinator confirms UPI and bank payments against the association’s account; Nestie does not read bank statements.

Can owners see each other’s payments?

Owners see the apartment’s collections and statements, and their own flat’s detailed records. Contact details stay private.
